My Background and Purpose
Intelligent Lease Audits - Mark D Denny, Principal
I have been working in Commercial Real Estate for more than 35+ years and recently retired from a very enjoyable and rewarding career. I was Vice President Controller for the largest publicly traded developer, owner, and manager of premier workplaces in the United States for 20+ years located in Boston, Massachusetts. My primary responsibilities were the Boston Region financial activities consisting of 15+ million square feet of suburban and city office buildings, 1000+ residential units, 1,000,000 sf of retail and a Cambridge Marriott Hotel. Prior to this, I worked as Director of Asset Managment for a private developer, owner and manager of commercial real estate in Princeton, New Jersey for 10+ years. I also worked for the 2nd largest real estate developer and owner behind Walt Disney in the southeast for 5+ years in New Orleans, Louisiana. Prior to my real estate accounting experience, I worked in Mexico City, Mexico for a Dutch shipping company, an oil drilling and exploration firm in Dallas and started my professional career in public accounting in Syracuse, New York after graduating from Clarkson University in Potsdam, New York.

I have been intimately involved with commercial real estate accounting of preparing, analyzing, reviewing and billing & collecting relating to tenant leases as it pertains to base rent, operating expenses, common area maintenance, real estate taxes, tenant and building electricity charges, other utilities and more. I have managed and and/or reviewed over 600+ leases with my team of young professionals and real estate professionals who create and work out the terms of an economic contract with internal and external legal counsel, always with the purpose of billing tenant/clients in accordance with their lease contracts.
In addition, I have been involved on the receiving end of 150+ lease audits, and this is why I have started my firm, Intelligent Lease Audits, LLC. My experience was that a large percentage of the lease audits ended up being an unpleasant experience due to many causes, motivations and many ended up in adversarial manner. This is unfortunately due to the fact that the tenant lease auditing profession is a self-regulating business. I'm encouraged to enter this profession with the hope of elevating the experience for the Client and Landlord.
